Who we are and what we actually do

Cinemarouteq was founded in Fortaleza in 2017 by a team of real estate analysts and licensed brokers who shared one observation: the city's most consequential property transactions — the ones involving significant assets, sensitive ownership structures, or time-critical decisions — were being handled with the same casual public exposure as a street-corner rental listing. We built the agency to fill that gap. Today, a team of seven specialists covers sales, rentals, valuation, and consulting across Fortaleza and the greater Ceará metropolitan area. Roughly 60% of our mandates are introduced by previous clients or professional referrals — lawyers, accountants, and corporate HR directors who send us situations requiring discretion alongside technical competence. We handle approximately 80 to 100 mandates per year and maintain a deliberately constrained client roster so that every engagement receives senior-level attention from the first call to the final document.
How we work — and where we draw the line

Every engagement at Cinemarouteq begins with a written scope agreement — what we will do, what you will receive, in what timeframe, and at what cost. We report progress in structured updates rather than ad-hoc phone calls, so you always know where things stand without having to chase us. Our internal database of Fortaleza market transactions is updated monthly across the neighborhoods we cover: Meireles, Aldeota, Cocó, Fátima, Beira Mar corridor, and the Eusébio metropolitan fringe. That data infrastructure is what allows us to produce pricing briefs and valuation reports that hold up under independent scrutiny. What we do not do: property insurance, structural construction management, legal representation in litigation, or certified valuations under ABNT NBR 14653 (we work alongside specialists who hold those credentials). We also do not take on mandates in asset classes or geographies where we lack current transaction data — overstretching our coverage area would compromise the precision we promise. If a situation falls outside our scope, we say so plainly and, where possible, point you toward someone who can help.
